Four phases, one accountable team from start to finish. Here is exactly what happens at each stage, who takes part, what you receive, and what has to be signed off before the next phase begins.

The four phases

A complete cycle, with no grey zones

Most building technology problems don’t come from the equipment — they come from the seams between vendors. Our model removes those seams: the same team designs, installs, interconnects and maintains.

Phase 01

DesignDecide before anyone drills a wall

We join the project at the sketch stage, not at the tender. This is the phase where a decision costs a pencil rather than a demolished wall: where the technical rooms go, how cable pathways run, what electrical capacity is needed, how dense the equipment will be.

What we do

  1. Analysing the real requirements

    We start from how the building will be used, not from a catalogue. Occupancy, schedules, circulation patterns, sector-specific regulatory requirements, and the level of service the operator expects.

  2. Coordinating with architects and engineers

    We sit in design meetings with the other disciplines so technology requirements land in the drawings from day one: reserved space, power, server room cooling, structural penetrations.

  3. Standards-compliant specifications

    We write specifications in the normalized formats owners expect, favouring open specs over proprietary ones so you are never locked into a single manufacturer.

  4. Budget and lifecycle plan

    Every system is costed with its purchase price, annual maintenance cost and replacement horizon. You see the ten-year cost, not just the installation invoice.

Exit criteria

Drawings, budget and lifecycle plan are approved in writing, and the interoperability matrix confirms every selected system can talk to the others.

What this prevents

On-site surprises: a technical room that is too small, insufficient power, an impossible cable pathway, or incompatible systems bought separately.

Phase 02

IntegrateOne team on site

Every system is installed by the same team, under a single project manager. There aren’t six subcontractors passing blame over a badly placed conduit: there is one number to call and one person accountable.

What we do

  1. Dedicated project management

    A single project manager across all systems. One schedule, one point of coordination with the construction manager, one progress report.

  2. Site coordination

    We sequence our work against the other trades: cabling before walls close, equipment after finishes, testing before spaces are handed over.

  3. Certified installation

    Certified structured cabling, tested link by link, equipment installed to manufacturer specification, and standardized labelling at both ends of every run.

  4. Documented commissioning

    Every system is configured, tested and recorded. Test results, configurations and credentials are handed over in a structured package that belongs to you.

Exit criteria

Every link is tested and documented, each system works on its own, and the as-built drawings match what was actually installed.

What this prevents

Vendors denying responsibility, rework, and undocumented installations nobody can pick up five years later.

Phase 03

ConnectThe end of silos

This is the phase single-discipline integrators cannot deliver, because it requires controlling several systems at once. Systems that work separately become a building that behaves as one.

What we do

  1. Integrations and gateways

    Access control talks to video surveillance, intercom to telephony, intrusion detection to lighting. A badge at a door can call the elevator and pull up a camera on the event.

  2. A single directory

    One identity source for every system, synced with your management tools. An employee or tenant is created once and receives every access; removed once and loses them all.

  3. Unified dashboards

    One interface where the operator sees the state of every system, receives consolidated alarms and pulls reports, instead of juggling six consoles and six passwords.

  4. Training the people who use it

    We train the people who will actually operate the systems: caretakers, security, reception, management. Role-based training, with documentation tailored to each.

Exit criteria

Integration scenarios are tested end to end in front of you, and the operations teams are trained and self-sufficient on their daily tasks.

What this prevents

Technology silos: six systems that work but ignore each other, leaving an operator to reconstruct events by hand.

Phase 04

SupportPerformance that lasts

A technology-rich building isn’t delivered, it’s operated. This phase has no end date: proactive monitoring, preventive maintenance and 24/7 support so what was designed still delivers ten years from now.

What we do

  1. 24/7 technical support

    One line for every system, day and night. The caller doesn’t need to know whether the problem is the network, access control or a camera — determining that is our job.

  2. Proactive monitoring

    We monitor critical equipment remotely and act on weak signals: a disk nearing capacity, a camera dropping off, a UPS battery weakening — before a user notices an outage.

  3. Scheduled preventive maintenance

    Planned visits on an agreed calendar: security updates, backup verification, optics cleaning, failover testing, access reviews.

  4. Lifecycle and evolution

    We track the age and condition of every system and warn you ahead of obsolescence, with a budgeted replacement plan instead of an unplanned emergency.

Exit criteria

None: this phase feeds the first one. What monitoring reveals in operation becomes design input for your next project.

What this prevents

Silent degradation: systems working less and less well with nobody measuring it, until something fails outright.

What never changes, whatever the phase

One accountable party

A single contact answerable for every system. No passing blame between specialists, because there is no contractual boundary to defend.

Documentation that belongs to you

As-built drawings, configurations, test results and administrator credentials are handed over. You stay free to change vendors: we don’t hold your systems hostage.

Open technologies

We favour open protocols and platforms. A system that can only talk to its own brand is a silo in the making, however good it is.

Decisions costed over ten years

Every recommendation comes with its operating cost and replacement horizon, not just its purchase price.
